Providence Square offers two distinct two-bedroom floor plans, each 713 square feet:

  • 2×1-Basement: $1,085, this layout provides a cozy living space suitable for various lifestyles.
  • 2×1: $1,135, this plan offers similar amenities with slight variations to meet different preferences.

The apartments are nice, with wooden floors in the main areas and carpeted in the bedrooms. There is plenty of space for all of your furniture. The secondary bedroom is perfect for storage, an office, or for another member of the family. Although many residents have complained about the complex, read about them in the reviews section.

Additional Costs

While many essentials are covered, it’s important to be aware of the additional costs:

Total Additional Costs: $370 one time fees ($670 with a pet), $32 per month for insurance and one vehicle ($67 per month with a pet).

  • Application Fee: A non-refundable fee of $70 is required during the application process.
  • Security Deposit: A $300 deposit is required upon leasing.
  • Pet Fees: For pet owners, a non-refundable $300 pet deposit and a monthly pet rent of $35 per pet apply.
  • Renters Insurance: Renters insurance is required here, along with most other complexes. The cost is $12 per month if you use the renters insurance offered by Providence Square, although you can get your own.
  • Parking: Providence Square requires that a parking pass be purchased per vehicle. This will add an additional $20 per month per vehicle.
  • Utilities: Water, sewer, and trash removal are included in the rent. Residents are responsible for electricity and any additional services such as internet or cable.

Resident Reviews

Feedback from residents have been mixed. There have been some that say that they absolutely love it, while many others list issues that they have had. Some noteworthy issues mentioned are:

  • Jan 2023 – “They are “pet friendly” but they aren’t friendly about it at all. If your dog doesn’t pee and poop on ROCKS right outside the opening of the building, you have to pay between $75-$200! Those rocks smell DISGUSTING in the summer and look disgusting in the winter.”
  • Oct 2021 – “All heat in this complex is done with radiators, which is extremely expensive to run ($150+ electric bill per month to keep halfway warm in a place that has winter weather 8 months out of the year). They also installed the radiators on the ceiling. Heat rises, meaning you pay 2-3 times as much trying to heat your apartment as the heat ends up going to your upstairs neighbors. You either get cold winters, or expensive ones, pick your poison. There is also no air conditioning in any of the basement apartments
  • Oct 2021 – “Both bedrooms are awkward and smaller than anticipated. We had our bed in each room at some point in our tenure, and we still struggled with finding space, not to mention the embarrassing lack of storage for miscellaneous items”
  • Dec 2019 – “Firstly, like other reviews stated. Our basement apt flooded. Took a good couple of weeks to get that fixed. Our dishwasher was also not properly installed and fell forwards when you’d open it.”

The apartments have a really clean look, but be aware of the issues that have been brought up. These issues are a few years old and may have been corrected since then. I found that when I went and toured these apartments that our tour guide was open and honest with what issues you could face when asked. These reviews were found on apartmentfinder.com and yelp.

Final Thoughts

Providence Square Apartments offers a blend of modern amenities, pet-friendly policies, and a convenient location. Although they do have many more amenities than other complexes the number of negative reviews needs to be considered. My recommendation is that if you are considering this complex then you should take a tour, talk with the guide, and see it for yourself.
